Stoneybrook Condominiums

Stoneybrook on Palmer Ranch is an excellent choice for investment and enjoyment.  As one of Sarasota’s most affordable gated country club communities it is made even more desirable by it’s close proximity to the beaches of Siesta Key.  Sarasota Square mall is also very close by.  The clubs amenities include restaurant, pools, fitness center tennis and many social activities.  Currently there are 42 condominiums for sale ranging in price from $169,900 to $335,000.  The average price is $236,811.  Because of the amenities, transferable golf memberships and proximity to the beach these condominiums are readily rented for the winter season.  This year 18 condos were sold in Stoneybrook at an average selling price of $239,550.  On average the properties sold garnered 92% of their sales price.  For more details about the available properties, click here.

Laurel Lakes

Laurel Lakes is a wonderful family community on the east side of Sarasota.  It is convenient to I75, Fruitville and Bee Ridge Roads.  There are 291 homes in all and currently there are only 15 homes for sale.  The lowest priced homes is a 4 bedroom home of 2,300 square feet.  The highest priced home is $598,000.  Many of the homes have views of the five beautiful lakes.  This gated community features tennis, community pool and clubhouse with fitness facilities.  The schools districts which serve this community are Tatum Elementary, McIntosh Middle School and Sarasota High.

    Lake Club Update

    The Naples Based homebuilder, London Bay Homes which is developing one of Lakewood Ranch’s most prestigious communities, the Lake Club recently received over $17 million in investment capital from an unnamed investor.  This new investor has obtained a twenty percent interest in the company.  The Lake Club in Eastern Lakewood Ranch is a gated community of estate homes with many luxury amenities.  Currently there are 15 homes for sale ranging from $1,300,000 to $4,208,850.  The five most recent homes sales at the Lake Club range from $950,000 to $3,298,000.  The average selling price was $1,621,600.

    Hammocks Real Estate Update

    The Hammocks is a nice gated neighborhood located east of I75 along Bee Ridge Road. It is one of those neighborhoods that will directly benefit from the construction of the new Publix grocery store soon to open at the corner of Bee Ridge and Iona Roads. Currently there are 11 homes available in the Hammocks ranging in price from $465,000 to $799,000. The average size of homes in this neighborhood is 3,036 square feet. During the last 12 months 4 homes were sold in the Hammocks. The lowest priced homes was $495,000 and the highest priced sale was $560,000. Additionally, there is 1 pending sale at the Hammocks. It is a home that was available for $649,900. Most of the lots at the Hammocks are preserve lots that face natural habitat.     Turtle Rock Homes

    Turtle Rock is a desirable and family friendly guard-gated community on Palmer Ranch.  The neighborhood is well known for it’s nature trails and community amenities which include, pool, tennis courts, basketball courts and beautiful nature trails.   Major shopping centers such as Sarasota Square mall, Publix  grocery, Target, Blockbuster and numerous restaurants are located very nearby.  Generous lots, (many with lake views) tile roofs and lush landscaping are hallmarks of this fine community.  There are are approximately 800 homes in Turtle Rock.  There are two enclaves of maintenance free homes called Savana and Sommerset.

    The Concession

    The Concession
    The Concession Golf & Country Club when fully complete will be comprised of 236 estate sized homes among 1,200 acres in eastern Manatee County.  Most of the home-sites are at least an acre in size.  Approved builders include Anchor Builders, John Cannon Homes, Landmark Development and Pruett Builders.  The Concession derives its name from one of the most poignant moments in professional golf when the final hole of the 1969 Ryder Cup Match at Royal Birkdale in England, Jack Nicklaus conceded a two-foot putt to Tony Jacklin, for the first of only two ties in Ryder Cup history. Today, that gesture is considered one of the finest acts of sportsmanship in golf history and serves as the inspiration for the Concession Golf and Country Club.  It is only fitting that Jack Nicklaus and Tony Jacklin collaborated in designing the private course which has won many awards which include the following:

    New Publix on BeeRidge Road

     New Publix on Bee Ridge Road

    Residents living east of I75 will soon have a new Publix grocery store.  The new store is being built at the intersection of Bee Ridge Road and Iona.  There has long been very nice neighborhoods east of I75 along the Bee Ridge corridor but the convenience of a grocery store has been lacking.  In addition to the new 28,000 square foot grocery store there will be 12 retail stores and two out parcels reserved for banks.  This project is expected to be completed in Summer of 2009.  The following fine neighborhoods will benefit greatly by the new Publix grocery store:

    Laguna at Riviera Dunes
