Stoneybrook on Palmer Ranch is an excellent choice for investment and enjoyment.  As one of Sarasota’s most affordable gated country club communities it is made even more desirable by it’s close proximity to the beaches of Siesta Key.  Sarasota Square mall is also very close by.  The clubs amenities include restaurant, pools, fitness center tennis and many social activities.  Currently there are 42 condominiums for sale ranging in price from $169,900 to $335,000.  The average price is $236,811.  Because of the amenities, transferable golf memberships and proximity to the beach these condominiums are readily rented for the winter season.  This year 18 condos were sold in Stoneybrook at an average selling price of $239,550.  On average the properties sold garnered 92% of their sales price.  For more details about the available properties, click here.

Honore Avenue Palmer Ranch

The county began construction of Honore Avenue years ago as a third North/South road in addition to Tamiami Trail and I75. The road was intend to run from Manatee County south to State Road 681. To date most of the road has been completed with the exception of the portion between Bee Ridge and Fruitville and the portion south of Central Sarasota Parkway in Palmer Ranch. With political climates and economic realities having changed these projects are set to move forward. Construction costs have decreased dramatically since the end of the housing boom of 2003 to 2005 and the county is now able to complete these projects for a fraction of the original cost. Construction is expected to be complete in 2012. The portion in Palmer Ranch will be funded in part with impact fees from planned development in the lands along the new road.

There has been much activity at Admirals Walk so I wanted to post an update. Currently there are 9 condos available for purchase at prices ranging from $73,900 to $150,000. There are 23 pending sales and year-to-date there have been 21 closed transactions ranging in price from $37,900 to $114,000. Many of these closed sales where either foreclosures or short sales.  We are able to rent this condo right away and they cash flow.  At these prices these properties make sense for investing.

Botanica on Palmer Ranch
