Siesta Key; New Rules for Duplex Lots

I have recently received questions from property owners related to the rules for construction of duplex properties. The construction of duplex homes on multi-family zoned lots on Siesta Key have long been controversial as many multi-family zoned lots are considered too small under the county zoning laws. In an effort to clarify the issue the county commission has made the following determinations:

  • Lots of less than 7,500 square feet on barrier islands will not be approved for construction of new duplexes unless there is currently a duplex on that lot.
  • Lots that are larger than 7,500 square feet will be approved for duplex development, subject to the required setbacks for single-family homes.
  • Duplexes will not be allowed to cover in excess of 35 percent of the lots surface. Impervious surfaces will be restricted to not more than 50 percent.
  • There will be a height restriction of 30 feet above federal flood elevations.
