October 30, 2009Currently on Siesta Key there are 374 condominiums for sale at an average price of $650,498. The highest price is a 4 bedroom 4 bath condo/townhouse unit at Waters Edge that is listed for $2,799,000. The lowest price condo is an efficiency unit at the Hyatt Siesta Beach, a fractional ownership resort which is listed for only $135,700.
So far this year 157 condominiums have been sold at the average price of $529,462. The highest priced sale closed at the selling price of $3,150,000. It was a 4 bedroom condo at Seagrove that was listed for $4,250,000. The lowest priced sale was $140,553 for a foreclosure unit at Bay Oaks.
At this time on Siesta Key there are 42 pending condominium transactions. The average priced listing under contract on Siesta Key is $439,952. Condominium sales on average are closing at 88.5% of their listed price. Back in January I wrote about a nice one bedroom condo at Bay Tree on Siesta Key that had been foreclosed and was available for only $175,000. That was a great deal so it was not surprising that it was purchased by one of the readers of this blog. The condo has been undergoing an exhaustive waterproofing project that is expected to be complete on September 23rd. Currently on Siesta Key there are 401 condominium properties for sale ranging from $30,000 for a fractional ownership to $4,250,000 for a gulf front penthouse. There are 39 condominium properties currently under contract at an average price of $496,464 or $387.22 per square foot. The highest pending sale is $813.57 per square foot or $1,399,000. The lowest price pending sale is $149,900. So far this year 84 condominiums on Siesta Key have been sold at an average of 90% of list price. The average sale price was $521,738 or $398.52 per square foot. The average days on market for these sold properties was 235. The highest sales price YTD has been $2,225,765.

Stephen P. Leatherman of the Florida International University’s Laboratory for Coastal Research has recently released his annual report of the best beaches. Siesta Key’s Crescent Beach was ranked second only to Hanalei Beach on the island of Kauai in Hawaii. If you prefer your beaches without volcanic activity you might want to check out Siesta Key. A quick Google search of the term “Hanalei Hawaii shark attacks” may also help you choose which beach is your personal favorite.

But prices have fallen back down to pre-boom levels. right now there are actually 36 condominiums for sale on Siesta Key that are priced under $300,000 and 15 of them are two bedroom condos. With prices now at this level these units are selling. Now really is time to buy.

The average selling price of condominium this year to date is $526,810. The highest sale price was $872,500 and the lowest was $195,000.

Bay Tree condominiums on Siesta Key is one of the island’s best values. Bay Tree offers direct beach frontage, boat docks, beach cabanas and two pools. There is one beachfront building and two buildings on the bayside of Midnight Pass Road. Currently there are some very opportunities including one of Siesta Key’s lowest priced full Gulf view two bedroom units which is currently priced at $399,000. I always like to look at the entry level properties in good areas and so I am particularly fond of the one bedroom unit that is currently listed with another broker in MLS for only $173,900. It is a bank-owned unit that is assessed at $248,000. The current asking price is bellow the price at which units like this were selling in 2002. This is a very good value. The unit can easily be rented in the winter time for about $3,000 per month. The quarterly assessments are $933. A great deal for a condominium with beach access and boat docks. One of the most interesting condominiums on Siesta Key is Sunrise Cove. Every unit at Sunrise Cove has wonderful views of the bay. Amenities include boat docks, tennis courts, two heated pools, on-site office, picnic areas, exercise room, and billiards. As you will see from the video, Sunrise cove is an active community whose residents take full advantage of this convenient location that is across the street from Turtle Beach. The Midnight Pass Marina and Turtles Restaurant are next door and Ophelia’s Restaurant is just a few doors down. Currently there is a one bedroom unit with a view of the bay that is available for only $240,000. It is a good deal, even in today’s market.
