Sarasota, FL Tourism & Rentals
December 18, 2006The Sarasota County Commissioners and the Sarasota City government have reached agreement to raise the current 3% tax on short term vacation rentals in Sarasota to 4%. The increase is expected to bring in an additional $1.2 million per year which will be used to increase tourism marketing and to pay down the $54 million bond posted for the new baseball spring training facility & stadium. The economic impact of the new statdium has been estimated to be in the area of $100 million annually.

Condominium Rentals
September 3, 2006There are more than 500 unfurnished apartments available for rent in the Sarasota Multiple Listing System. During the past six months 334 have been rented indicating almost nine-month supply of rentals. Nearly 70 percent of all empty condos on the MLS are leasing in the $1,000 to $2,000 range, while only 20 percent are leasing for less than $1,000.

The Rental Market

In Sarasota County the average occupancy of apartment complexes decreased from 98 percent last year to 90 this year while during the same time the average rents have increased to $989 per month from $825 per month last year. The nearly 2o% increase in rent rates may reflect an increasing number of investors in the market looking to cover their increasing cost in carrying their properties. In the past few years there have been a trend in which we have seen many apartments converted into condominiums which contributed to a shortage of rental properties. We are now seeing a market increase in condominium units for sale. As these investors are finding that flipping these investment properties is more difficult than expected they are returning these properties to the rental market an increasing their rents to match cover the cost of debt service, insurance and taxes. Right now there is a 6 month supply of annual rentals in the condominium market. Rental Market Much Improved

In the past few years the market for annual leases has been flat as many first time home buyers have taken advantage of low interest rates and interest only mortgages to purchase homes or condominiums rather than rent. The recent rise in interest rates has spurred improvement in leasing rates. The recent trend in condominium conversions has also caused improvement in the leasing market as many would be tenants have been displaced.
This week I have leased a two bedroom one bath condominium in Admirals Walk Condominium after only a week. I had many inquiries through my website and had three parties willing to lease the condominium. I have also had great success in renting a condominium at Villagio after only one day.
I believe now is a good time to consider income properties to be held for long term gain rather than quick profits from “flipping”.
