Longboat Key Beach Renourishment
October 20, 2009The city of Longboat Key spent $1,000,000 for beach renourishment only to see much of the sand wash away. Currently The city plans to install four breakwater just off shore on the north end of the key to mitigate future errosion caused by wave action. With breakwaters inplace the beach will again be renourished.
Longboat Key Club Expansion
October 14, 2009The Longboat Ke CLub in currently in the final stages of planning and approval of a proposed $400,000,000 expansion of the resort and club. The expansion will bring a new hotel additional resort amenities, condos and jobs and tourism to Longboat Key.

Longboat Hilton Expansion
August 25, 2009The owner of the Longboat Key Hilton recently filed application to expand the hotel. Currently the hotel has 102 units. The proposed expansion would bring that total to 187. The new plans would also incorporate a new restaurant, bar and banguet rooms.

Longboat Key Beachfront Deals

I have sold the condominium that was the subject of the March 5th post. With that property no longer being available the best deal is now a nice income producing one bedroom unit at the Longboat Beachcomber. With today’s price reduction of $15,000 this condo is now very attractively priced at $225,000. Longboat Beachcomber has been a favorite property of mine because of it’s beachfront location and allowed short term renting. Few condominiums on Longboat allow short term rentals so properties that do are especially interesting to investors or those who want a condo for vacation use and need the rental income to offset the costs of property taxes and maintenance fees.

There are some exceptional values among Longboat Keys Gulf view properties. I have compiled a list of the ten lowest priced two bedroom units with full Gulf views. Some of these properties allow short term rentals and have substantial rental revenues. Now is the time to take advantage of the market conditions. Sales volume has recently increased greatly, hinting at an end the current market malaise. Prices will soon begin the rise.

Demolition has begun at the site of the Holiday Beach Resort which will make way for the new French Riviera-inspired luxury condominium to be named Bleu Claire. This new beachfront condominium on Longboat Key will be comprised of 11 luxury condominiums ranging from 3,906 to 4,709 square feet. Prices will start at roughly $3,500,000 and range $5,000,000. I recently viewed available units at the Diplomat on Longboat Key. It had been a while since my last visit to the Diplomat. I was very impressed with how well the property has been maintained. The building has just been painted and looks very nice. I have got to say it is one of the more attractive vacation properties in the area. Great for anyone looking for an entry level condo on Longboat Key with beach views. The views are absolutely the best you will find for the money on Longboat. Currently there are four units for sale ranging from $289,000 to $499,900. The Diplomat is one of Longboat Key’s oldest condominium developments and is also one of the most reasonable investment opportunities. The Diplomat condominiums were built in 1960 and offer great views of the beach and Gulf of Mexico from each of it’s condominium units. The Diplomat condominiums are built in one long two story building arranged parallel to the shore. The units range in size from 416 sq feet to 1113 sq feet. Storm Shutters Reguired on Coastal Homes Valued at $750,000.

Beginning January, Citizens Property Insurance Corp will require all single family homes with values of $750,000 or more which are located in high-risk coastal areas known WBDRs or Wind Borne Debris Regions to have storm shutter protection that meets the current codes. This requirement is to be without regard for the age of the structure. It will effect only those properties with structures valued at $750,000 or more. With most coastal properties values being mainly based on the land this requirement will effect less home owners than one would imagine. Those property owners who will be forced to upgrade their storm protection will find some solace in the reduced premiums they may receive after the required upgrades are completed.

As sales activity continues to improve the inventory levels on Longboat Key, Lido Key and Siesta Key are declining. Because inventories are still at elevated levels good deals can be made. Soon the market will have recovered and sellers will have less motivation to sell. Now is a great time to be looking for a deal on a condominium with a view of the Gulf of Mexico.
Longboat Key
Currently there are 421 condominiums for sale on Longboat Key at an average price of $903,032. Since the beginning of this year 131 condominium units have been sold at an average selling price of $804,637. Additionally there are 22 condominium sales pending on Longboat Key. Of the 421 units for sale only 144 have full views of the waters of the Gulf of Mexico. These properties range in price from $299,000 to $3,950,000. The average is $1,239,826.
Lido Key
Currently the are 113 condominiums for sale on Lido Key at an average price of $1,319,286. Since the beginning of this year 25 condominium units have been sold at an average selling price of $1,462,304. Additionally there are 7 condominium sales pending on Lido Key. Of the 113 units for sale only 46 have full views of the waters of the Gulf of Mexico. These properties range in price from $369,000 to $7,250,000. The average is $1,764,974.
Siesta Key
Currently the are 499 condominiums for sale on Siesta Key at an average price of $758,886. Since the beginning of this year 121 condominium units have been sold at an average selling price of $595,221. Additionally there are 41 condominium sales pending on Siesta Key. Of the 499 units for sale only 126 have full views of the waters of the Gulf of Mexico. These properties range in price from $300,000 to $2,950,000. The average is $1,046,819.

Sarasota Condominiums For Sale
April 10, 2008Current inventories of available condominiums in Sarasota remain generally high but the good deals are selling fast and many of the best deals are selling above the asking price. One of my client just made an offer on a newly listed two bedroom two bath condominium at Palm Bay Club at $5,000 over list price and was beat out by another bidder. Further indication that the market if picking up steam is the fact that I personally have sold three condominiums this month on Siesta Key. There have been many listings that have come on the market at good prices and were snapped up immediately. Currently there are:
