Five Points Roundabout

This Summer the City of Sarasota will begin the work of installing a roundabout at Five Points on Main Street in Downtown Sarasota. Additional roundabouts will also be created at the corners of Orange Avenue and Alderman Street and at Ringling Boulevard and Palm Avenue. The total cost of the three Roundabouts are expected to be $1.5 million. Fund will come mainly from the Florida State Department of Transportation. Some funds will also come from sales taxes collected in the City of Sarasota. These improvements to our intersections will make our streets more pedestrian friendly. Possibly more importantly these projects will can be seen as a beautification. Renaissance Condos Downtown Sarasota

This weekend I was showing downtown condominium properties to a client from Vermont. He was very pleased with the prices. By his estimation the prices are very reasonable. That’s something I have not heard in quite a few years. The client is right. Prices have come down quite a bit. In some areas and properties the prices are nearly half of what they were at the peak. Right now at the Renaissance in downtown Sarasota there are some really great deals. There are some short sales in which two bedroom units are priced as low as $224,000.
The Renaissance is a very good property in a good location but the prices have taken a beating. There are 224 units in the building and there are currently 35 units for sale. Internal competition and the competing units in Alinari next door have driven prices down to the current levels which, I believe are excellent values. The prices are sure to go back up over the next few years. The prices at The Renaissance range from to 4199,995 to $900,000. This year seven condos have been sold at an average price of $358,257.

Broadway Promenade

Broadway Promenade in the Cultural Arts District on the West side of Downtown Sarasota is starting to look like a really nice choice for to have choose for an entry point into Sarasota. These condominiums were conceived and build during the boom. Having been recently completed after the downturn they have seen some dramatic reductions in pricing largely due to the number of investors that have defaulted on their deposits, failed to close or have been foreclosed. Broadway Promenade has some very nice amenities including concierge, business center, valet parking, underground parking, club room, fitness center, library and billiards, pool, spa and bay or courtyard views. Ritz Carlton Sarasota/Palm Beach

Our family just spent the week at the Ritz Carlton in Palm Beach during which time we ventured into and around Palm Beach and Boca Raton. I must say that the Ritz Carlton in Balm beach is a beautiful resort property and that the morning sunrise over the Atlantic Ocean definitely has it’s appeal but Palm Beach and Boca Raton as well as the areas directly around the Ritz pale in comparison to Sarasota. (We asked the concierge for a good local breakfast establishment and we were directed to an IHOP.) Having spent most of my life in Sarasota we have taken it for granted but the more I travel and see other parts around Florida I can see why so many of my clients have chosen Sarasota. The Ritz in Sarasota offers many amenities and access to entertainment options that are not available at The Ritz in Palm Beach. There are no condominiums available at Ritz in Palm Beach such as we have here in Sarasota. We also found that the level of service is better in Sarasota.

This morning I was talking real estate with someone who asked, “Is there a rule of thumb for price per square foot for Sarasota’s downtown condos?” To answer the question let’s explore the price per square foot for some of downtown Sarasota’s newer condominiums. The first price given for each below is the average price of listed condominiums and the second number represents the average sales price of units sold within the past twelve months.

If we were to average the selling price of those units sold over the past year in each of these locations the number would be $520 per square foot. Of course these numbers are all averages based on each building. With each building the price per square foot will vary based on each units view and location with the building. Brooks Brothers Downtown Sarasota

I had the pleasure of visiting the new Brooks Brothers in Downtown Sarasota on Main Street. Sales Associate Susan Seay told me that sales have been very good since the store opened in November. I noticed that this store is different than any other Brooks Brothers Store that I have seen. The Sarasota Brooks Brothers is a new concept for the clothier. It is a Country Club store which features casually elegant clothing suitable for Sarasota’s country and yacht club lifestyles. This new store located at 1500 Main Street is a fine addition to the growing number of luxury retail establishments that have been setting up shop in Sarasota’s vibrant downtown district. The store hours are 10:00 AM to 7:00 PM Monday through Satuday and 12:00 PM to 5:00 PM on Sundays.

The slower real estate market of the past two years has caused many developers to reconsider or revise their plans for downtown condominiums in Sarasota. Citrus Square

Work has begun on the foundations of Citrus Square in downtown Sarasota. This new development, the first to start construction in downtown in the last two years will be located on North Orange Avenue between 4th Street and Boulevard of the Arts. Citrus Square will feature ground-level retail shops and restaurants, outdoor cafes, green spaces and an open plaza. There will also be two levels of boutique-style condominiums priced from the mid-$200,000s to the $500,000s. The condominiums will be built above the retail spaces. Phase I of Citrus Square is slated for completion in 2008.
