Casey Key Real Estate; Navratilova Sells

The tennis great, Martina Navratilova, recently sold her home located at 3610 Casey Key Road. The 4,000 square foot, five bedroom home on Casey Key sold for $2,549,000. Other notable people who have made Casey Key home include, Steve King who currently resides on the Island and John Gotti.

Nokomis Beach, Casey Key

The Nokomis Beach Pavilion which was originally built in 1954 on Casey Key, is a great example of the Sarasota school of architecture.  The building was designed by Jack West.  The historic structure has recently undergone a complete remodeling and has been reopened to the public this month.  The Sarasota School of Architecture’s early designs draw inspiration from the European movement of International architecture prior to the beginning of World War II.  Early adaptors of this new design philosophy here in Sarasota were Ralph Twitchell and Paul Rudolph.  This modernist movement was very popular in Sarasota from the 1940s to the 1960s.  The designs are characterized by a strong interplay of interior and exterior spaces.

Storm Shutters Reguired on Coastal Homes Valued at $750,000.

Beginning January, Citizens Property Insurance Corp will require all single family homes with values of $750,000 or more which are located in high-risk coastal areas known WBDRs or Wind Borne Debris Regions to have storm shutter protection that meets the current codes. This requirement is to be without regard for the age of the structure. It will effect only those properties with structures valued at $750,000 or more. With most coastal properties values being mainly based on the land this requirement will effect less home owners than one would imagine. Those property owners who will be forced to upgrade their storm protection will find some solace in the reduced premiums they may receive after the required upgrades are completed.

caseykeyhomes06.jpgCurrently on Siesta Key there are 46 homes for sale ranging from $1,200,000 to $18,500,000.  The median list price is $3,347,500 and the average list price is $4,160,586.   Since January 1, 2006, 16 homes have sold on Casey Key at an average ratio of 89.03% of list price which averaged $4,771,875.  The highest priced home sold was $10,500,000 which sold for $9,000,000 and the lowest was $1,400,000 having sold for $,165,000.  These  16 homes were on the market an average of 260 days.  Currently there are tow homes under contract and waiting close of escrow.  They are priced at $6,200,000 and $5,250,000.  Click here to view listings.

Currently on Casey Key there are 37 homes from $1,200,00 to $18,500,000.  The average price is $4,616,270 and the average price per square foot is $1,139.  Currently there is a 7,556 square foot gulf front home priced at $10,500,000 which is listed as “pending”.   Additionally, there are two other homes listed as “backup needed”.  They are priced at $6,200,000 and $2,675,000.  During the last 12 months 13 homes on Casey Key have sold at an average price of $4,751,923.  The range of of those sold was from $1,265,000 to $9,000,000.

Casey Key is home to some of the Sarasota’s finest homes. In fact the 5 most expensive homes of Casey Key total $57,350,000. During the past two months three homes on Casey Key have sold. Their average selling price was $2,238,333. The average price per square foot of those sold was $726. Currently there are 44 homes for sale at and average price of $4,706,750 or an average price per square foot of $1,153. The available homes have been on the market for an average of 220 days. Casey Key Experience

Casey Key is no doubt one of Sarasota’s most exclusive locations and quite possibly one of the most exclusive on Florida’s West Coast. Casey key is an eight mile long island located just south of Siesta Key. In fact, ever since Midnight Pass Inlet was closed in 1983, Casey Key has been attached to Siesta Keys southernmost tip. Casey Key is a narrow island bordered on the west by the Gulf of Mexico and Little Sarasota Bay, Dryman Bay, Blackburn Bay and Lyons Bay. At the south end of Casey Key is North Jetty Park, which is the northern bank of the Venice Inlet. Because, for the most part Casey key is narrow with one road, (Casey Key Road) running it’s entire length from north to south, most homes are either on beach side or the bay side with water frontage. There are many homes or parcels with frontage on both the beach and the bay. The homes on such parcels will be located on either side of Casey Key Road which bisects their lots. Access to Casey Key is via two roads, Blackburn Point Road to the North and Albee Road to the south. The northern bridge at Blackburn Point is a historic swing bridge.

Currently on Casey Key there are 41 homes for sale and 17 vacant lots which is roughly 10.7% of the total 541 parcels. The price range of available homes is from $1,675,000 for a three bedroom located at 3704 Sandspur Lane to a staggering $20,000,000 for a eight bedroom home located at 712 N. Casey Key Road. The average list price of Casey Key homes is $4,567,366 and the average price per square foot is $1,137. Despite the recent downturn in the general real estate market, sales of homes in Sarasota’s high end have been relatively brisk. During the past six months five homes have sold between $9,000,000 $3,550,000. Additionally, there are two homes under contract pending closing. Their prices are $6,900,000 and $3,200,000.
