December 7, 2009Stoneybrook on Palmer Ranch is an excellent choice for investment and enjoyment. As one of Sarasota’s most affordable gated country club communities it is made even more desirable by it’s close proximity to the beaches of Siesta Key. Sarasota Square mall is also very close by. The clubs amenities include restaurant, pools, fitness center tennis and many social activities. Currently there are 42 condominiums for sale ranging in price from $169,900 to $335,000. The average price is $236,811. Because of the amenities, transferable golf memberships and proximity to the beach these condominiums are readily rented for the winter season. Our Websites Have Greater Relevance
December 7, 2009The Swanepoel Trends Report recently conducted a study of marketing trends. They found that the Sun-Times Group, owners of the Chicago Sun Times and other trouble newspapers recently filed for bankruptcy. The group has had 12 failed newspapers in the last year. Gatehouse Media, a newspaper conglomerated had 8 failed newspapers and presided over $3,000,000 in losses and declining revenue of 15%. The Ganett Company was hit with a 34% decline in revenues and saw 7 of it’s papers fail. additionally, The Tribune Company, owners of the Baltimore Sun and the Los Angles Times filed for bankruptcy in 2008. The newspapers are suffering unsustainable losses mainly because the print model has been made largely irrelevant due to the internet and other means of electronic delivery. This Christmas we are seeing an enormous demand for electronic media readers such as Amazon’s “Kindle” and Barnes & Noble’s “Nook”. People may be reading more than ever, they’re just not reading newspapers. The National Association of Realtors conducted it’s own studies indicating that 90% of home buyers begin their home shopping on the internet. In recognition of this trend we continue to focus our marketing efforts on our websites, blogs and social media.

Ritz-Carlton Burger
December 4, 2009Today, Sarasota’s Ritz-Carlton will begin serving Black Angus burgers on the waterfront patio. Casual waterfront dinning will be available Fridays and weekends from 11 a.m. to 8 p.m. Affordable fare will include the Big Bufford burger with cheddar, bacon, and onion ring and BBQ sauce. Declining Dollar Draws Foreign Investors
December 2, 2009MSNBC recently quoted Arthur Wong who runs a Canadian based U.S. Real Estate fund as saying, “This could be a once-in-a-generation opportunity for real estate investment.” The artilce went on to state that Buyers from countries like Brazil, France, and the Netherlands with strong currencies are spending millions on condominiums in Florida, New York and Las Vegas.

November 25, 2009“As part of our global asset allocation, we are targeting Florida as one of the areas with the most potential to recover value on the residential side,” said Shlomo Cohen, vice president of real estate for Dizengoff-Trading Group which just completed the purchase of 115 condo units in Palm Beach. The same Isreali based company completed the purchase of 118 condos in Jensen Beach in September.
The weak dollar and market which by many accounts has reached bottom is fueling a flurry of investment is Florida. I see many great deals here in our Sarasota/Bradenton market and are working on many purchases with foreign investors. Now is the time to back into the market.

Sarasota Home Prices Up 5%
November 12, 2009I have always said that when there is a recession Sarasota is among the last to experience it and among the first to recover. The National Association of Realtors indicated that homes prices have fallen in 8 of 10 cities in the US in the third quarter. At $185,200, the median home price in the Sarasota-Bradenton area is up 5.3% from the second quarter of this year. Total home sales in Sarasota-Bradenton for the third quarter of this year topped 2,314 which was about the same as in Q2 but up 32 percent from last year. One of our clients just went to contract on a new home in Forrest Creek. This Parrish neighborhood is really a great value. Forrest Creek is a Neil Community that was originally planned for homes in the $500,000. The developer shifted with the market and began building more modest homes in the low $100,000s. The great thing about the neighborhood is that the entrance gates, landscaping and amenities were all constructed with higher end homes in mind. The result is neighborhood with homes priced under $150,000 and large preserve areas, amenities and the feel of a much more expensive community.

The highest price is a 4 bedroom 4 bath condo/townhouse unit at Waters Edge that is listed for $2,799,000. The lowest price condo is an efficiency unit at the Hyatt Siesta Beach, a fractional ownership resort which is listed for only $135,700.
So far this year 157 condominiums have been sold at the average price of $529,462. The highest priced sale closed at the selling price of $3,150,000. It was a 4 bedroom condo at Seagrove that was listed for $4,250,000. The lowest priced sale was $140,553 for a foreclosure unit at Bay Oaks.
At this time on Siesta Key there are 42 pending condominium transactions. The average priced listing under contract on Siesta Key is $439,952. Condominium sales on average are closing at 88.5% of their listed price. Florida Home Sales
October 27, 2009Homes sales in Florida increased by as much as 34 percent in October marking the 13th consecutive month with increased sales as measure in year-to-year comparison. There were 14,419 homes sold in September this year compared to 10,778 for the same period last year. The increase in condominium sales was even more dramatic. Statewide the sales of condominiums increased by 77 percent over September 2008 and nearly 9 percent over August of this year. Over 5,000 condo were sold in September compared to 2,870 in September of 2008. With so many good deals among foreclosures and short sales it is no surprise that sales are up. German Real Estate Buyers
October 23, 2009We may soon see an increase in the number of real estate purchases from German buyers. The Ifo institute in Munich reports that a survey of 7,000 business executives indicates a rise the German business climate index which now stands at 91.9. The index, up from 91.3 is now at it’s highest since last September. The German government is predicting economic growth of 1.2 percent in 2010. With economies improving in Germany and our weak dollar we are sure to see more Germans in Florida this season.
